Practical Completion is a building term for when a build has reached the stage that it is ready for its intended purpose and, other than a few minor items, is essentially complete. By definition, it should be fit for occupation, even if some work is still required. If the house could not be lived in, it has not reached Practical Completion.
Our PCI is a thorough visual building assessment carried out by a qualified and registered builder to check on the workmanship, structure and finish of a newly built home.
We are checking the workmanship and finish of the building works. We check the entire build which will include: Roof cover, roof void, insulation, venting, exterior finishes, plumbing operations, walls, doors, windows, ceilings, iron mongery, painting, plastering, flooring, skirting, cabinetry of kitchens, bathrooms and laundry. Alfresco areas, garages, driveways, fencing, retaining walls, paving, paths.
Please note some structural elements need to be checked during the build whilst they are accessible which is why we strongly recommend stage inspections.
We all would like perfect – but this is not possible with a hand made product such as your new home. It does not come from a factory. We assess the works with reference to the Western Australia Guide to Standards and Tolerances 2019. This government publication has been developed for use by builders and building owners as a convenient reference for acceptable standards of workmanship in residential building construction.

Please wait until your builder has notified you of a likely date for completion of your build. Rushing them by booking a time with us will not make them work any faster and may incur cancellation fees from us if a booked time does not get used as hoped. We are happy to discuss potential availability with you and will hold tentative times for short periods. Please keep in touch with us as we guide you through the process.
Don’t rush to sign off on your newly built home. This inspection at the end of your build is the final sign off on your building contract. Without professional advice you may be accepting a sub-standard finish on your home that will cost you to remedy later.
This inspection is for you if you are coming to the end of a build where you have a contract with a builder. If you are purchasing a newly built home as a real estate transaction, you require a prepurchase inspection.
Building a new home takes time and we understand that it sometimes feels like it will never end. While it’s tempting to breeze through handover just to get those precious keys, cutting this final corner could be costly in the short term and could hurt the resale value of your house down the track.
We can’t stress enough that doing this final inspection properly is essential.
