We inspect all structural elements of the building – walls, floors, roof structure, supporting pillars, stairs, mezzanine areas, lintels, retaining walls over 700mm high supporting the building
These report items are for your general awareness to understand the condition of the building. It includes roof cover, gutters, downpipes, windows, doors, ceilings, partitions, bathrooms, kitchens, damp defects.
We perform a visual inspection of all wet areas for general leaks and test the basic operations of the plumbing fixtures.
Where there is safe and reasonable access we will perform a visual inspection of the roof structure and cover. If required we may use a drone to assess difficult to reach areas (providing the building is in a permitted flight area)
We perform a visual check for asbestos and use our knowledge of building methods, construction types and materials to assess the likelihood of there being any in the build. Quite often it is covered up, inside walls, behind cladding etc and as we do a non-invasive inspection, there is always a risk that some will not be identified. If we believe it is anywhere, we will report on it.
This is included as standard with all our inspections. Termites (white ant) cause damage that can potentially affect the structural integrity of a building. We perform a visual inspection for any signs of current or past activity and will assess the impact any findings may have on the building.
