★★★★★ Google Rating | Our Building Inspectors are Registered Builders | Perth, Joondalup & surrounding suburbs.
We inspect all structural elements of the building – walls, floors, roof structure, supporting pillars, stairs, lintels, retaining walls over 700mm high supporting the home
These report items are for your general awareness to understand the condition of the building. Most of the items will fall outside the scope of what you can ask the seller to address, but we will list the things we think you should attend to once you take ownership. It includes bathroom maintenance, damp defects, roof cover, gutters, downpipes, decking, ceilings (yip, these are not considered structural). These items are reported in the context of the whole house and may be reported in general terms.
We check all wet areas (bathrooms, laundry, kitchen) for general leaks and drips, test that the hot water is working and that the taps, showerheads and so on are operating as intended.
One in three Australian homes built before 1990 are likely to contain asbestos. We do a visual check for asbestos and use our knowledge of building methods, construction types and materials to assess the likelihood of there being any in the build. Quite often it is covered up, inside walls, behind cladding etc and as we do a non-invasive inspection, there is always a risk that some will not be identified. If we believe it is anywhere, we will report on it.
This is included as standard with all our inspections. Termites (white ant) cause damage that can potentially affect the structural integrity of a building. We perform a visual inspection for any signs of current or past activity and will assess the impact any findings may have on the building.
Our Comprehensive Building and Pest Inspection is the easiest and most comprehensive way to check everything at once. This inspection exceeds the requirements of AS4349.1 and AS4349.3 and our reporting aligns with the wording of a standard REIWA contract condition.
Designed for the discerning buyer, this is our most popular package, providing a complete overview of the asset you are purchasing. It is important that you are aware of any issues that are part of the condition of your offer to purchase the property so these can be attended to prior to settlement.
The purchase of a home is a significant investment and it is imperative to preserve the value of your asset by practising ongoing maintenance. Without this, all buildings deteriorate which results in a decline in value. Our comprehensive inspection gives you an idea of how the house has been maintained to date, along with suggestions for areas of focus once you take possession of the property.
The maintenance items are included for your future reference and understanding and will not necessarily be things that a seller is required to remedy if you have purchased under a standard REIWA purchase contract.
