A vast majority of houses in WA show signs of damp in their eaves. The most common reason is from water ponding within the gutter and not adequately draining away through the down pipe. If this accumulates, the water can overflow from the back of the gutters in to the eave area.
Water ponding often happens when your gutters are level. Water needs a bit of a fall to travel towards their outlet – the downpipe. On a long run, all that is needed is a very slight lift in the middle to allow the stagnant water to move.
Older homes can also have problems when the roof hips sag slightly over time. This is all quite normal behaviour for a roof but it can lower the corner of the gutter so water ponds here and seeps in to the eaves with the tell-tale mould growth starting.
Of course gutters are a metal product and over time will rust if they are continually wet. This will cause additional problems to the roof drainage system so some basic maintenance is great preventative measure.
Overfull gutters from heavy downpours can also cause overflow and the easiest way to prevent the water going in to the eaves is to install a pop spout as a relief valve. There are details about how to do this in the video on Gutter Maintenance.
Of course, all gutters need to be cleared of any debris and leaves prior to the onset of the wet season to allow free flow of that rain water.
