This inspection covers the same as our Combined Inspection, but comes with the added flexibility of a transferable report. This means the ultimate buyer becomes the owner of the report and can talk to us about its contents at any time.

We also recommend this type of inspection as a selling tool. Buyers are often scared if they see potential maintenance needs around a home and will usually overestimate the cost to repair. They lower their offer with this expense in mind. If you equip them with the facts up front, they will be more likely to put in a better offer knowing what they are up for.

What does the Pre-Auction/Sale inspection include?

Structural Inspection

The structural inspection involves careful review and appraisal of the structural condition of the home.

We keep an eye out for things like water damage, sagging ceilings, issues with load-bearing beams, and poor workmanship.

Our structural inspections exceed the requirements of Australian Standard 4349.1 (2007)

Building Maintenance Inspection

All properties age and deteriorate over time but sometimes the workmanship or materials used in the build are substandard and can lead to unexpected repairs.

Our qualified building inspector does a thorough site check to determine potential problem areas and suggests a plan for fixing them.

Safety Compliance Inspection

The number one priority is to keep your family safe, which is why a safety inspection is a must.
Our safety inspection includes but is not limited to:

  • Residual Current Devices (RCD)
  • Smoke Alarms
  • Pool Fencing
  • Balustrading
General Plumbing Inspection

We check all wet areas (bathrooms, laundry, kitchen) for general leaks and drips, test that the hot water is working and that the taps, showerheads and so on are operating as intended.

Asbestos Inspection

One in three Australian homes built before 1990 are likely to contain asbestos. If you are purchasing a home built before 1990 it is important to check for asbestos.
